No one can give possession of (sell) what does not yet exist
A person cannot give something that does not exist. It is not possible to trade or sell something that is not in reality.
("Behold, no one can give possession of what does not yet exist. And even according to Rabbi Meir, who says: A person can give possession of what does not yet exist" - Bava Metzia 33b)

אָדָם לֹא יָכוֹל לָתֵת דָּבָר שֶׁאֵינוֹ בָּעוֹלָם. לֹא נִתָּן לִסְחֹר אוֹ לִמְכֹּר דָּבָר שֶׁאֵינֶנּוּ בַּמְּצִיאוּת.
